Roof replacement · Lifespan
How long does a roof last in Ohio?
About 20 to 30 years for an asphalt shingle roof. A 2007 National Association of Home Builders study put asphalt shingles at about 20 years, and InterNACHI lists architectural shingles at 30 and 3-tab at 20. How the attic is vented matters as much as the calendar.

What the numbers mean
These are averages, not promises. InterNACHI says its figures are guidelines, not guarantees, and the NAHB study says a roof’s life depends on local weather, how it was built and designed, the quality of the materials, and maintenance.
What shortens a roof’s life
Heat from below. Atlas says continual heat buildup in the attic can cause premature shingle deterioration and can significantly shorten the life of a shingle, and its installation instructions list accelerated weathering, deck rot and cracking from poor ventilation.
That is why every full Atlas system we install includes a ridge vent, and why we look at the attic, not just the shingles. What goes into our roofs.
Signs it is time
Curling, cracked or bald shingles across a whole slope. Granules piling up in the gutters. Leaks in more than one place. Soft spots when you walk the deck. A roof past 20 years, or a second layer already on it.
Not sure when your roof was last done? If a permit was pulled, the city or county building department that covers your address may have the record. Our town pages list the right office.
