Every example has a standard slope, some hips or valleys, and one or two layers coming off. Rotten decking, chimneys, skylights and gutters are priced on site. Roof size drives the price, not living space. The 2,400 sq ft two-story home with an attached two-car garage has about 21 squares of roof and the 1,800 sq ft single-story home with an attached two-car garage about 28, so the bigger house costs less to re-roof.

What is in the price.

The ballparks cover the whole job, from the old shingles coming off to the cleanup. A few things can only be priced once we are on the roof.

  • Tear-off to the deck, with the old shingles hauled away
  • New underlayment over the deck, with ice & water shield at the eaves
  • Atlas shingles, with a starter row at the edges, vents, and hip & ridge caps
  • New drip edge, and flashing where the roof meets walls, chimneys and ventsconfirm
  • The permit, where your town requires oneconfirm
  • A dumpster in the drive, and a magnet sweep for nails across the yard and drive when we finishconfirm

What can change it

  • Rotten decking: $50 a sheet of new 7/16″ OSB, or $8 a foot for old 1x6 board decking. You see photos before we replace any.
  • Layers: a second layer of old shingles comes off at no charge. A third layer adds to the price.
  • Height and pitch: two-story and steep roofs cost a little more. The calculator counts both.
  • Chimneys, skylights and gutters, quoted on site.
  • Storm damage first? An emergency tarp is $750 to $1,400, and the whole charge comes off your new roof if we do it.

Often it is not the shingles but everything that comes with them. Ask every roofer the same questions, us included, and get the answers in writing.

Tear-off or layover?

New shingles over old ones cost less today, but nobody gets to see the deck underneath.

How much decking is included?

Ask how many sheets are in the price and what each extra sheet costs. Rotten wood found halfway through is where surprise charges come from.

Which parts go under the shingles?

Ask for the underlayment, starter and ridge products by name, and whether they come from the shingle maker. They decide which warranty the roof can get.

Whose crew does the work?

The company’s own crew or a subcontractor? Know who will be on your roof, and who answers if something goes wrong.

What does the labor warranty cover?

And for how long. A shingle warranty covers the shingles; how they were put on is the roofer’s to stand behind.

Is the shingle warranty registered, and when does it prorate?

Some warranties only reach full strength once they are registered, and most pay less as the years go by. Ask who registers it.

Who pulls the permit?

Where your town requires one, ask who pulls it and whether the fee is in the price.

Is cleanup included?

Ask about a magnet sweep for nails in the yard and drive, and when the dumpster leaves.
